Commercial properties

Enterprises from the manufacturing and trade sectors are important for the economic development of a city and for securing a broad range of jobs. Many of Bonn's industrial and commercial enterprises are leaders in national and international markets. The aim is therefore to continue to offer attractive commercial sites for settlement, expansion and relocation in the future. However, available space as well as future space potential in the city area is scarce and competes with other uses. For this reason, a special focus is placed on securing existing commercial areas, developing new commercial areas and activating under-utilised space potential.

Commercial space available

The total size of all Bonn's commercial and industrial space is around 456 hectares. Of this, 26.1 hectares are currently available for the settlement or relocation of companies. The city owns 13.5 hectares. A total of 0.4 hectares of space is immediately available, of which 0.2 hectares is owned by the city. Most of the remaining areas can only be marketed in the medium term due to necessary land development. These include the Pützchen office and business park, which covers approximately 11.0 hectares.

Expert opinion on commercial space

Expert reports for the city of Bonn are available separately and together with the Rhein-Sieg-Kreis for the determination of future requirements and the formulation of strategies for industrial land policy. The result of the joint expert report makes it clear that in the foreseeable future there will no longer be enough commercial and industrial sites available and developable in both Bonn's urban and central district areas to meet the long-term space requirements of companies willing to settle and relocate. In order to ensure that companies can continue to be offered offers to secure their existence or to settle in the future, the Economic Development Agency, together with urban planning, has developed a three-pronged strategy for securing and providing commercial space of all qualities.

3-Component Strategy

Module 1: Development of new urban potential areas and land reactivation

The urban industrial land survey assesses existing industrial land potential and determines the urban demand for industrial land. In addition, an area analysis was carried out to show the potential areas that could be developed in the future. Priority is given to the development of these new urban potentials and the further development and qualification of existing commercial and industrial space. Thus, further own commercial areas could be created in Bonn - under consideration of other uses.

Component 2: Intercommunal commercial area development within the framework of cooperation models (intermediate stage) 

In the case of areas secured by planning, there are no regional planning ties within the framework of inter-municipal commercial and industrial space development. Nevertheless, the municipality of Alfter has signalled its willingness to develop the approx. 29 hectares commercial and industrial space Alfter-Nord together with Bonn and Bornheim. An inter-communal working group consisting of representatives of the three municipalities has been formed to prepare the joint land development and future marketing of the area.

Component 3: Intercommunal commercial area development in the sense of the regional plan

An inter-municipal industrial site development in the sense of the regional plan is also to be promoted between the city of Bonn and the Rhein-Sieg-Kreis municipalities. For this reason, the regional commercial and industrial space report also examined the future demand for land for the economy as a whole in the city of Bonn and the Rhein-Sieg-Kreis and whether the existing land reserves are suitable in size and quality to cover the demand. 

The Rheinbach location "Wolbersacker" would therefore be suitable for an intercommunal industrial estate development. The prerequisites for intercommunal industrial estate development in the sense of the regional plan are currently being examined.
